Full affordability, credit and employment referencing before anyone is offered the property.

Paperwork done properly
Tenancy agreement, deposit registered with a government-approved scheme, and a detailed check-in inventory.

Then we manage it
Or hand it back to you, if you took the tenant-find-only package. Either way the tenancy starts clean.
